Plan access before choosing a route
A marketing plan may involve photography and showings. A direct buyer may need visits and condition review. Either approach should account for how the property is used and the access requirements that apply; neither should be described as automatic permission to enter.
Compare the proposed handover
Ask what each route assumes about occupancy, repairs, belongings, and records. An offer that expects a vacant house may not match a property with ongoing arrangements. The useful comparison is between terms that could actually work for your house.
Identify who handles the coordination
Consider whether you would manage the process yourself, work through a manager, or seek professional representation. Do not assume a buyer takes over your responsibilities before closing. Establish which tasks remain yours.
Choose using complete information
Review price alongside the responsibilities and conditions. We consider off-market purchases and do not pursue houses currently listed for sale on the MLS. If you choose to list later, assess that option on its own actual terms.
