HOMEOWNER GUIDE

Spartanburg property and handover questions

Occupancy, authority, and possession are separate issues. Here is what to clarify when introducing a house for a possible off-market purchase.

Can someone live in the house when I contact you?

Yes. State the current occupancy and the arrangement in place. Do not assume that asking about a sale requires someone to move.

What if a manager holds the keys?

Explain how access is normally arranged and who may authorize it. Keys and decision-making authority are not the same thing.

Should I send a lease in the first form?

No. Begin with a general description. Any necessary document exchange can be arranged through a suitable private channel later.

Can I promise a vacant handover before speaking with occupants?

Do not make a commitment based on an unconfirmed assumption. Understand the agreements and applicable requirements before proposing a possession arrangement.

Do you consider active MLS properties?

We do not pursue properties currently listed for sale on the MLS. These purchase discussions are for off-market houses.

BEFORE YOU DECIDE

Make the next decision with the details in hand.

Condition, occupancy, timing, and purchase terms all belong in the same discussion. See how those pieces fit into a direct sale.
